Athena Ares sleeps up to 36 across 6 suites, but the property scales smoothly down to 12–18 in fewer suites. Whatever the trip is, the structure works: independent suites for privacy, shared courtyard for the parts you came together for. What you actually get with a group buyout.

Whole-property buyouts give you exclusive use of the entire estate — gates closed, courtyard private, pool deck yours. Six fully renovated 2BR suites with kitchens and laundry, a shared poolside kitchen with gas grill, free on-site parking, fast Wi-Fi everywhere, and the Gulf of Mexico across the street.

Why book the whole property instead of separate Airbnbs.

We get this question a lot. Here's the honest math:

  • Distance: separate Airbnbs across the island add 15–30 minutes of driving every time you want to be together. Athena Ares is one walk across the courtyard.
  • Coordination: one set of check-in instructions, one host, one Wi-Fi network, one parking lot. Six separate listings means six logins, six different cleaners, and six pool deposits.
  • Money: full-property buyouts are priced lower than the sum of the suites individually — typically 10–15% less. Group rate beats the marketplace rate.
  • The actual reason: you came together. Don't spend the trip in different ZIP codes.

How to book a group stay.

Single-suite bookings clear through the booking widget on our home page. Whole-property buyouts and group bookings of 4+ suites are coordinated by inquiry — that way we can confirm the dates work as a buyout, send you the event addendum if needed, and answer any specifics about your group. Most groups book 2–4 months out for peak weekends.

The questions we get the most.

How many people fit comfortably?

The property officially sleeps up to 36. Comfortable is a softer number — 24–30 across all six suites is roomy, 36 is full but works fine for short stays. For a week-long stay we usually recommend keeping it under 30.

Can we book just some of the suites?

Yes. Single-suite bookings are always available through the homepage widget. For multi-suite bookings (2–5 suites at a time) please inquire so we can confirm the dates work and send a combined rate.

Is there a minimum stay?

Most weeks have a 2-night minimum on single suites; whole-property buyouts typically have a 3-night minimum. Holidays and peak weekends require longer stays.

How early should we book?

Peak weekends (spring break, July 4th, sandcastle weekends, holiday weeks) book 4–8 months out. Off-peak: 4–8 weeks is usually fine. Last-minute is possible if dates are open.

Can we host an event during a group buyout?

Most groups use the property for the trip itself. Larger events with vendors, DJs, or guests beyond the rental capacity require an event addendum and small event fee — tell us during inquiry.

What if our group ends up smaller than planned?

Once a buyout is confirmed, the property is yours regardless of headcount. If your group shrinks you'll still have the whole place — many groups end up with extra space for late-arrivals.
